single storey rear extension - is quote reasonable?

after a few months of sorting out all the paperwork ourselves, we're finally ready to build our extension. we already spoke to a builder and we got a quote, I just wanted to check it's good value for money (in your opinions).
We are talking a 6.6x4m extension (includes external walls) built with brick/block construction (celotex insulation for enhanced thermal and phonic efficiency) of a trench-fill (600mm wide) foundation. 2 parapet walls on the side (they slope with the roof), warm roof (12 degree angle) with two 1200x900 skylights, aluminium frame triple glazing bifold doors (3.6m wide). includes demolishing shed, moving drains, new pipes/drainage/manholes, electrical sockets, wall plastering, ceiling plasterboard, gas pipe for hob, central heating moved and reconnected, skip, pipes/cables routed (soil pipe for toilet downstairs, lighting cables, water main), opening between existing kitchen and extension (includes required RSJ), floor screed, digger, cleaning, final touches.
does not include a kitchen, radiators, floors, painting, spotlights (we'll this work ourselves).
£40k. is this ok or shall I get a few more quotes?

You going to put wet UFH in ?£40K sounds about the right sort of ballpark to me for a ~26m² extension with the prices the way they are at the moment.Her courage will change the world.

Looks pretty good to me, our aluminium windows and doors are £14k, admittedly they are big windows, plus a pair of french doors and a pair of sliding patio doors. Also non-standard colours

I think it's too cheap. Not much more than £1k a square metre plus there's expensive doors and roof lights. £7k of it is VAT. I presume they are charging VAT? Not a good sign if they aren't as they'll clearly be over the threshold within a couple of jobs and that's considering that they'd be somewhat wet behind the ears as a main contractor.There was a chat in the FMB networking chat last week and the minimum price anyone is quoting is £2k a metre plus VAT. The one person quoting at £1600 isn't making any money and is considering packing it in. Every job is different but there is a

If we forget about the doors for a second, we’re literally talking about the most basic foundation type in the world, 2 and a half brick walls and a roof made of some pieces of wood and some fibre glass. I’m getting that the price is ok (yes, it includes VAT), but I wouldn’t say it’s cheap, especially since I’ve done all the paperwork/drawings/planning.
£2400/m2 unfinished shell is just fantasy, can’t believe people are paying that.1 -
Sounds too cheap to me, 40k plus VAT sounds closer to fair price (£48k all in)
I'm a roofer by trade, regularly working on extensions so have a good idea of costs.
There's helluva lot of poor work happening at the moment.
First priority is find someone good, second consideration is be very wary of 'cheap' quotes.
Not saying that expensive equals good work, but good work is certainly going to be expensive.
Get detailed quotes to compare exactly what you're getting and a clear plan of how payments will be staged.
Probably worth checking financial statements of the company too, do they have good history/long established?1 -

presumably that's 40K+VAT? Even so that is sounds far too cheap compared to any quote we had this year in the SW (for similar build).
Our prev extension single storey cost 50k in 2015...0
