Tenants and credit rating

I am a home owner.  I am planning to rent my flat out.  My own bank accounts and credit cards are registered under my home address.  When I rent my flat out, I am sure the tenants will apply for financial services using my home address.  Will their credit rating impact my own credit score and the credit history of my house?

    Your house doesn't have a credit history. Only people have credit histories.

    You also don't have a credit score and any credit activity by the tenants won't appear on your files unless they apply in your name.

    Understood.  So let’s say, I have an account with HSBC at my address, the tenant opens his accounts with HSBC using the same address, there won’t be an issue correct?

    Not unless he uses your name and DOB.

    Where will you live while you rent your flat out?  You should change your address to where you are actually living.

    Unless I read the OP incorrectly and you mean taking in a lodger rather than renting out the whole flat.

    If you’re not living there then you should get your post redirected. Not the tenants job to look after your post.

    As above, credit files belong to people not addresses. Any credit the tenant takes out in their name will have no impact on your credit file. The only way it could impact things is if the tenant fraudulently opens accounts in your name, but that's a completely different issue at that point.

    But as soon as you move out, you will re-register all your bank accounts and cards etc with your new address, because you can't expect your tenant to redirect all your post for you. So how is there an issue?
    No free lunch, and no free laptop ;)
  • Just keep an eye on your credit files, it's not impossible for the debt collectors to link people based on addresses rather than doing proper due diligence - should your tenants not pay their bills
