Land sold price

Hi I’m trying to find out how much a piece of land sold for . I have the title number , but not getting anywhere fast ? Any thoughts

Have you downloaded the title details using the title number? That should give you the details of the last sale.1

Then you have all the information the Land Registry has about it. What's the reason for you wanting the information?0

Yes, a piece of land that a family friend has is similar in size to the land in question was sold to builder who built a few houses in it , my friend has a similar piece of land and he was interested to know what it could potentially sell for0

The "rule of thumb" is that the land will be worth 1/3rd of the value of the final houses.
So, for example, it the land got consent for 6 houses, that would each sell for £250k each (6 x £250k = £1.5m)
... then the land might be worth £500k
Your friend will probably want a land agent to market the land, so they could ask a few agents now what it might sell for. (Like asking an estate agent what your house might sell for.)
It would probably end up being be a more complicated sale to a developer - with a contract that's conditional on getting planning consent, or perhaps an option to purchase.

Did the land in question have planning permission? Does your friend's land? That adds considerable value.Or the sale might be depndant on Planning being granted. Or might attract an additional payment if planning is granted post sale,or if a house(s) is later sold on the land.0
