Land registry delays - Shared Ownership

I’m a solo first time buyer buying a new build shared ownership and seem to have a hit a land registry wall in the buying process.

House offer was accepted 7 Feb 2022, solicitors Instructed same week, mortgage offered, searches paid for. There was some delay in getting legal pack so my sols didn’t apply for searches until 30 March. The searches report was returned to me yesterday, all seems ok apart from a land registry issue.

The house is still in the developers name (Bellway) and not been transferred to the housing association (EMH). The case was expedited with land registry in Feb but still not been processed. I’m not able to proceed until it’s registered with EMH. Worried that delays may cause problems. 

Anyone in a similar position? Any idea how long land registry will take to sort this? Is there anything I can do to speed this up?

    Check with your conveyancer to see if they’ve been given a reason for the delay. 
    Whilst sub-sales can complete, so you don’t have to wait, there’s presumably a very specific reason why they won’t/can’t, usually the lender’s mortgage won’t get final approval. 
    I suspect, but your conveyancer may know, that there’s an issue with the application to register EMH. Ask them for the title number/HMLR ref 
    How long to wait depends on the very specific detail. There’s no general rule of thumb if expedited in Feb but still not done.
