New-build limited title guarantee

Options
Hi everyone. I'm brand new to MSE and could do with some insight on this, please.

I've read a lot about limited title guarantees, when they're used and why - including on this site - but I've been completely unable to find out if there's any specific reason why a limited title guarantee might be offered on a new-build. Naturally, I'm a bit spooked about this.

Unsure if any of this info is useful, but for context: the property is terraced, between 600m-800m from a river, and a management fee is paid to the company who maintain the estate. Also, I'm not allowed to modify the outsude of the house for 5 years. Not sure what else might be helpful.

Can anyone tell me why I'm not getting full title guarantee please? I've asked the solicitors as well.... I'm sure I'll hear back at some point.

Is the seller the owner or developer of the property or is it someone else?

The contract lists the developer as the seller. There's a transferrer listed as well, which is a different company.

If the developer had bought the land with a limited title, would this pass on?
But a banker, engaged at enormous expense,

Limited title guarantee (I’m assuming you mean in the Contract rather than the actual title?) is often where the seller has little knowledge of the property, eg a probate sale.

In your case it sounds as though the developer is not the registered proprietor as you mention a different company being the transferor.   Does your legal report say you are getting title absolute?
