New-build limited title guarantee

Hi everyone. I'm brand new to MSE and could do with some insight on this, please.

I've read a lot about limited title guarantees, when they're used and why - including on this site - but I've been completely unable to find out if there's any specific reason why a limited title guarantee might be offered on a new-build. Naturally, I'm a bit spooked about this.

Unsure if any of this info is useful, but for context: the property is terraced, between 600m-800m from a river, and a management fee is paid to the company who maintain the estate. Also, I'm not allowed to modify the outsude of the house for 5 years. Not sure what else might be helpful. 

Can anyone tell me why I'm not getting full title guarantee please? I've asked the solicitors as well.... I'm sure I'll hear back at some point.

    You might want to post this on HBR&S as there doesn't appear to be anything mortgage-related and you are likely to get more/better responses over there.
