    But yes, you'd alreadt explained you'd politely, and sensibly, discussed your intentions with the T, and the formal S21 was to follow, so... good for you!

    What did they say when you approached them ?
    What are their intentions on receipt of the S21 ?
    Are they happy to find somewhere else, is your estate agent involved in helping the tenant find somewhere ?
    In the worst case are they hoping to find social housing ? That could be a long road to them leaving.
