Leasehold flat sale to cash buyer

Hi, 

I know it's all estimation because these things vary so largely.
Just wondering if I could get some advice, as I have never sold anything before. 
But I am selling my flat to a FTB who is also a cash buyer (funds confirmed). 
I'm not buying anything, just moving in with my partner, so there is no long chain to contend with. 
I accepted the offer about 6 weeks ago now. 

They have had the survey completed & have no issues. 
The management pack is being sent today. 
What is the next step? After they have sent any queries they have... 

Is this towards the end of the sale? or is there still a lot to be done?
My solicitor is on holiday at the moment, so I can't ask.
Appreciate any information.

    You can ask the buyer what timescale they are hoping/planning for - maybe via the estate agent.

    Hopefully, they'll have had feedback from their solicitor, so they might be able to give you a better idea than your solicitor can.

    They might also say things like...
    • I don't want to complete before [date] because I've got a holiday booked
    • I want 4 weeks between exchange and completion, to give notice to my landlord
    • Or maybe, I want to exchange and complete as soon as possible

    Which might give you a better idea. (But just because they want those things doesn't mean you have to agree to them.)


    Alternatively, they might be a dopey buyer who doesn't really understand the process and has no idea how far through they are.
