No sale no fee Conveyancer?

My EA has advised to get a no sale no fee Conveyancer.
So my situation is my Buyers have nothing to sell as they will rent their flat to buy mine. They do not need a btl mortgage, just a residential mortgage with a 33% deposit. I will confirm my acceptance of their offer tomorrow.
My Vendor says they will move into her Parents if push comes to shove. I know they are actively looking and have been put in an offer last week, with no update so far.
Should I wait a few weeks to kickstart the conveyancing?
And what does the no sale, no win actually mean? Has anyone used one of these before?

Please don't post duplicate threads. You already have multiple threads regarding this issue which is against forum rules...

My advice get a good bricks & mortar local recommended solicitor , don't do anything until the chain is complete ..as for your vendor, as I've said before wait to see how this progresses ..you may have to break the chain yourself1
