    As you seem to be stuck with the lodger, I suggest that you inform the insurers. I am not convinced that this is necessary, as you presumably answered the questions accurately on inception/renewal of the policy, and it's unlikely that you have an obligation to inform the insurers of a relatively minor change like this. However, for peace of mind, it might be best.

    I suggest that you try to sort something out with the lodger. Just say how sorry you are, etc.

    Sorry she's betrayed your trust as well as leaving the evidence.  My husband smoked in the house and I used to put the ash trays outside at bed time, always scared of a fire.

    I found it made no difference at all to my premium. I would let the insurer know. 

    It seems unfair to be thinking of evicting an otherwise problem-free lodger, when you didn’t even specify non-smoking at the beginning.

    I'm not convinced trust has been betrayed. The lodger wasn't asked whether she smoked. The OP just assumed ....

    Where's a link to that other lodger thread recently where the landlord ended up paying compo when her lodger took her to court for getting rid of him before his contract was up? It cost the poster thousands.
