    Thank you everyone for your thoughts.

    We actually managed to get an earlier appointment so the building inspector has just been. He said barring something completely unforeseen as they keep digging he is happy with the ground as it is without the need for piling. My wallet is relieved!

    Could they not build the extension on a raft rather than footings ? will take a lot more concrete and reinforcing but will hold the extension up ( our 37 year old houses are all built on raft method due to ground conditions )
