Good solicitor, possibly family even though they were not married, definetly needed but in such a short time frame proof of deposit easily sourced. If he was paying mortgage is he still doing so and what about utilities etc? What about contents? If she is not paying towards mortgage then she should be paying rent. He needs to sort this out sooner rather than later as he might need court judgement to enforce sale. Any equity would be split 50.50 unless he was paying more on repayments than she was on food expenses again given time scale and cashless payments this should be easily proven0

Moving out you give up most of your cards to negotiate no incentive for the occupier to move out.
The cheapest option would be he does a buyout, lowers costs otherwise it will probably drag out and take the sales hit.
if he can pass affordability for the mortgage on his own and find 7k ish to buy out.
might have to sweeten the deal to get the cooperation.
if that's not going to happen then probably a hit dies to costs and it will be down to how much she will accept.
who paid the costs as they need to be included in the buying total.
