    Having lived in a flat with only one toilet, I wouldn't willingly go back to that layout. It leaves you very vulnerable to plumbing problems.

    I'm not so fussed about an en-suite as such, but a 2nd toilet (and a shower if possible) is an essential item. There was no practical way of adding one to my old 1930's semi so we had to live in a hotel for a couple of weeks when we had the bathroom modernised.
  • I'm surprised at some commenters saying they don't like large windows on new builds. 

    The many new builds we have seen in West Yorkshire (including the one I purchased and lived in at East Sussex) tend to have small windows. 

    Judging by the amount of FOR SALE boards on new build estates, it appears that re-selling properties is an issue. I assume they must be in competition with each other in their identikit Lego type houses/estates. 

    We love our big windows in our bungalow but as some commenters have said, some prefer small windows in their house, which surprises me but each to their own 😊
    Large windows look nice but are not energy efficient. They can be insulated to reduce loss, but unless you put film on them there isn't much you can do to reduce heating.

    It would really help if the toilet and shower were not in the same room.

    My biggest annoyance is the crazy number of bathrooms/toilets! Saw one 4 bedroom house with 3 bathrooms upstairs (family bathroom and 2 ensuites) and a toilet downstairs, and the bedrooms were barely big enough for a bed and wardrobes! 

    Think i'm in the minority but I love patio doors in the living room rather than the kitchen as I don't spend much time in the kitchen, but I love sitting on the sofa with the doors open on a summer day listening to bird song and a nice breeze! :smile:

    Big window in a claustrophobic new estate probably feel like your in a fish bowl with everyone being able to see in, Also big windows in tiny rooms would just show how tiny the rooms really are.
    Good quality windows should mean the heat loss or heat gain from a bigger window makes little difference, And Premium houses on big plots seem to be all glass and large windows.
