Anwyl Homes - New Builds - Optional Upgrades/Extras?

Good Evening,

I’m just wondering if anyone could perhaps provide any advice, please.

My wife and I have recently early-bird reserved a new-build house (off-plan) from Anwyl Homes and are currently awaiting a date to turn this into Full-Reservation, which is expected to be in about a months time. We’re yet to see what the standard specification is for the house, so we’re unsure of what is and isn’t included, and what will be costly optional upgrades/extras.

If anybody has purchased an Anwyl house before, we’d love to hear what was included as standard, what optional upgrades were available, and what you managed to get included as incentives?

We’d also love to know how people went about negotiating their incentives with their developer, and what you managed to get from them? Do you have any specific things which you would recommend asking for if not included as standard?

Are there any things you would recommend avoiding with the pricey upgrades? I know prices can be pretty inflated and can be done far cheaper after getting the keys, but I guess some things are worth paying the premium for having it done without the hassle afterward.

    I was about the ask the very same questions as yours - did you go ahead with the new house? And if so, what kind if discount / incentives you managed to get? We are about to reserve one, but I want to negotiate on the price point (advertised at £295k) and extras.
