Conveyancing timeline

Just contacted our conveyancer to check in how things were moving along with our house purchase and they still haven’t recieved contract documentation from the sellers solicitor. It was requested just over 3 weeks ago. Is this normal ? 

No chain so should be straight forward purchase

    We didn’t receive the contract pack until the end of week 4. The vendors took a while to give complete the forms and give them back to their solicitors and then their solicitor went on holiday and nobody took over their case😒 so it really depends on both the sellers and the solicitors! Your solicitor can chase it with their solicitor and you can also try to chase it with the estate agent as they should be in contact with the sellers.

    How do you know this without seeing the contract pack?

    The title could be completely messed up. There could be issues with works done to the property.

    We really need to get over the notion that no chain means a quick easy transaction.

    Ok there could be other complications, but hassle free in the sense of no waiting for a chain to complete/fall apart

    Typical average tends to be about 12-16 weeks to exchange.

    Not much tends to happen (from a client point of view) for about the first 4 weeks.

    Vendor isn't going to incur solicitors fees until such time as they know the transaction is going to progress.
