    Turns out it was in a cupboard but had been papered over. Ty all.

    That in itself is a bit of a red flag, but it doesn't mean there is anything wrong, just an owner with no imagination or forethought. On the reverse of the same coin is the fact that no one has found it necessary to go up there aince the papering was done. Of course that could have been recent or ten years ago.

    You will still need to make sure that your surveyor will have full access to this and into the loft - the surveyor won't move anything or force access themselves, and most aren't blessed with gymnastics skills to climb up within small cupboards. 

    Personally I wouldn't make an offer on a house until I've stuck my head up into the loft. How much junk is up there, state of the roof, any damp/condensation, amount of insulation, fixed ladder, any header tanks, any areas boarded for storage etc. For me it's as important as the other rooms in the house, particularly given the relative area of the roof in a bungalow.

    Thanks, everyone. It seems they have plenty of offers which has pushed the price up a lot and with the red flags mentioned we've decided to let this one go.

    Shame, but understandable.
    You can make it clear to the EA that your offer remains on the table should the other ones fall through, and then get on with your search.
