Landlord wants us to continue paying rent after we vacate property

    Let the LL take it out the deposit. That's what its there for, it should only be partial unless the sink was brand new, so less fair wear and tear. You don't keep renting a property until everything is fixed!

    People talk about wear and tear on a sink! They more or less last forever.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Is it clear? (ref tangible and mitigated loss) There are currently global supply chain problems and shortages of a wide variety of items.  Coupled with a period of extreme activity in the building and construction industry.

    It isn't wholly unsurprising that it might take two months to obtain a specific type of sink and have availablity of a competent person to fit it.  Other threads on this forum testify to the difficulties some people are having.

    The question is whether it is reasonable for the landlord to want to wait for a specific type of sink by a preferred tradesperson, or just have whatever is available fitted asap by the first person who can do the job.
    It is a nightmare just now, has been for over a year. Doesnt seem to be getting any better.

    If I write off your car, would you be satisfied with a moped, as they are both ‘transport'?

    In fairness - the insurance company (acting on behalf of whoever wrote your car off) doesnt supply a car, they supply funds to replace it.

    I also think people are getting confused with wear & tear on carpets etc but this is a broken sink that is now unusable

    A stain on a carpet is still usable & the money off will indeed take into account wear & tear, but a bloody hole in a sink which must have been under some force to break it is not wear & tear it is mis -use .

    Nobody seems to have asked whether the sink needs to match the bath or some other part of the decoration.

    How much is the deposit? I would be tempted to just give up the deposit and move on with my life, let the landlord take you to court if he thinks he has a case for any extra

    You can’t charge new for old on any item as a landlord. 
  • Can't you find a second hand sink (how old is the sink?) then get someone to fit it. You don't need to get a new one.
