Buying no chain property, can't completed after 9 months. Should I change solicitor?

I'd imagine he moved into the property as a tenant and subsequently was offered the opportunity to buy it. That's less unusual.canaldumidi said:??? Unusual to move in before buying, however you are paying for somewhere to live.0 -
Hi,
I completely understand your frustration. But stick with your solicitor.I put in a offer in may 21 and didn’t get the keys until the 1st feb 22 due to an old standard security registered. Before putting the offer in we had to wait 9mths for the grant of confirmation ( probate) to come through. The old lady who stayed in the property didn’t discharge her mortgage after final payment in 1994 and there was absolutely no paperwork to prove this. Sellers solicitor offered a title indemnity policy to cover the standard security saying there shouldn’t be a problem etc and I did start to doubt my solicitor but further research confirmed my solicitor was right not to accept the title indemnity as this would have caused a lot of problems for us if we decided to sell down the line. Plus our lender would not accept this as they would have second ranking on the property. The seller offered us to rent the property until everything was sorted but I refused as I knew he would have dragged it out longer and there was no way I was giving him any extra money on top of the sale price.I know it’s hard waiting and so stressful but trust your solicitor as they are working for you and the lender and it’s best to get everything sorted properly first time round that will save alot of headaches in the future1 -
Actually I moved in this property after the offer. My offer was accepted in July, and because I expected the purchase should be completed within 3 months, I terminated my previous rent in October. Once the time reached the end of October, I was informed that it couldn't be completed. I shocked, and need to find a place to live within a week, or I will need to find airbnb or hotel.Ath_Wat said:

I tried to find a rent urgently, but after looking, my offer was rejected by another landload. I had no choice but had to move in this property earlier.
Actually the seller also wants to complete the purchase as soon as possible. But I didn't think it would last so long until now.
I don't think my solicitor is solving the problem. They just keep on waiting but don't try to find other alternatives.0 -
Get a new solicitor, but you will need to pay this one’s fees.No reliance should be placed on the above! Absolutely none, do you hear?0

Sounds as if your vendor has total control of the situation.2

Unusual to move in before buying, however you are paying for somewhere to live. That's all on you.And before you say it, chain free does not make things go quicker. It only guarantees you're not waiting on/lining up other transactions to complete. It's not a guarantee that there won't be issues with the title etc
As already said the vendor is in control and no doubt happy to keep collecting rent knowing you lost any leverage you had when you didn't hit your self imposed timescale.1 -
There's not much any solicitor can do if the vendor wants to drag it out.ming0705 said:Ath_Wat said:

Seem this situation many times. Seller never sells - except in one cash where they upped the price by 20% on the day before exchange.1
