I'm not saying no but two things come to mind.
Someone buying your altered house will be in the same position as you. Careful with the money re loft.
At the moment house prices are ridiculously high. As we get back to'normal' they are likely to drop. That's the nature of the housing market.
Ive recently been looking around properties and a cupboard like 3rd bedroom fools no one. It's not unsaleable but it may take longer and less than you expect.
It's a good point about planning, heating, electrics as well as supporting walls. All cost for professionals before you start the work. You will need to live with it some time before you can get work done. Trades are in short supply at the moment with so much work going on and they can pick and choose. Also materials increasing in price so you need to visualise a year or more after moving in and a realistic cost.
Just keep it real.
Location schools, shops, nature are the key factor of if it's worth doing.

A decent staircase width is 90cm. The biggest room can't be more than 4m by 3m. An okay room for two grown ups but no spare space once you've attempted to store all your clothing etc in it.They're going to have to eat into the bathroom to get a door to the room next to it.Smashing up the entire first floor for no benefit. If I had kids that needed privacy then I'd find a creative way for them to share, like a custom made bunk bed that faces different directions, for example.There are always design solutions for challenges, sometimes they're not the obvious onesEverything that is supposed to be in heaven is already here on earth.

The layout looks very similar to my 2 bed mid-terraced, although don't have an airing cupboard in or out of the bathroom.
What people have done in our area for the end terrace is extend the landing and made a box room where your storage is (as ours all have a very small window there), some also have the single (kids) bed built into the wall as a small bunk which then extends over the stairs.
For the two middle houses a number have converted the loft with dormer out of the back. Have also seen others use the loft as an unofficial bedroom either by keeping the ramsay ladder or getting planning permission and installing a stairs from your storage above the existing stairs but not going as far as having the plans for an official bedroom. I can even recall when younger a friend had the main bedroom split with her sister using a non-load bearing partition. The disadvantage there being walking through one to get to the other.
