NEW BUILD HOW LONG & NEGOTIATION

We are interested in a new build property. The roof is on windows are but no internal walls ceiling etc. Also no roads, garden fencing driveway. Have been told it will be ready in four weeks is this a little optimistic? We have just SSTC Estate Agents have said tight but do able, panicking a little. Would this be a good opportunity for negotiation and by how much. Sorry if I  am asking daft questions but neither of us have ever bought new build.

    Do your buyers know that you are purchasing a new build?
    It's usually recommended to break the chain by going into rented first as most purchasers won't agree to the same exchange terms that you'll have to with your developer.

    For optimistic read implausible!

    Our new build was ready 10 months after we were told it would be. 

    Depending how they are selling at this site you might be able to negotiate stamp duty/flooring/extras. 

    If they offer turf don’t take it. Everyone I know across all developers have said they wouldn’t bother with turf as they just used it to cover up the rubble. 

    We are just selling ours after 5 years. On the whole we have been happy but it can be a real battle to get them to fix snags etc.

    Now, no way will it be in 4 weeks. Maybe pushed through for a June completion. 

    What are you looking at negotiating? Have you exchanged?

    Sounds extremely optimistic. When I first reserved my new build it was slightly further ahead than yours (roof, windows, and internal walls all in and first fix plumbing/electrics done), and it wasn’t until a further 3 months later that we completed (albeit a few weeks of that was due to brick shortages for driveway wall). 

    Re what @andyf1980 says; it really depends on the developer - or in some cases even the specific subcontractor. I bought mine from Bewley Homes plc and I have to say they have been absolutely brilliant; they accepted my entire (professionally done) snagging report without any argument and fixed them all within a month, albeit there were no major snags.

    Hi We have informed our buyers they seem fine. Only a small development keepmoat homes. All flooring is already included, garden turfed and patio again all included.  We met the guy today apparently they have reserved 4 in the last 4 weeks we had the choice of 4 which will all apparently be ready in the next 4 to 8 weeks and that's just the 3 bed detached didn't enquire about the other designs. It's a really good price We have looked at the over developments in the area. I am happy to wait awail as we our porting mortgage so have another 4 months to play with. Is it worth negotiating on price? Thanks for all the replies already much appreciated.

    I know someone that recently moved into a new build with the same development "keepmoat homes". First they had a date of beginning of November 2021. Then that was moved to mid Dec 2021. Again it was moved to mid Jan. Fast forward a couple of months and the build was finished mid March. One of the delays was health and safety issues of the road outside. Still very much a building site outside and a complete nightmare to drive up the road.

    There was a refurbished block of flats featured on a television show about property development in Manchester. The building exterior was complete but the internal completion was about 18 months behind at the start of covid (? exact timescales might be wrong). I think it is now complete about 3 years later than original completion timescale.
    The internal workings will take quite a while to do. I think even now there are limitations on the number of people who work internally to minimise covid outbreaks.
