Is renegotiating at this stage ill advised?

  • Unless the ceiling is falling down, they can just skim over it.

    Its also not going to cost £3k for the whole house unless you need the walls doing in each room too.

    We are in the SE and to skim an average sized room its about £500 for walls and ceilings.


    That is expensive and I’m in the SE! But maybe that’s because my builder charges me daily rates.

    You've already got them to drop their price once. If it were my house, it would be straight back on the market at the original price no more discussions.... In this market it could be re-sold in a couple of days at a higher price and you'll only have yourself to blame.

    One room is usually two guys for one day or one guy for two days.

    Materials probably £100 ish so £200 per day rate without materials. Seems reasonable to me.

    We tried a cheaper plasterer for one room and although the finish is ok, its not great but ok, he rushed the job in one day (two guys) and the mess was unreal. Now I am paying someone else slightly more for a 2 day job and learned my lesson.

    We got three quotes for one large bedroom, they ranged from £450 to £750!

    It's not that simple. Imagine the seller's position - there's no chain so say the house isn't being lived in or is not 'necessary' to their lives - it actually becomes a financial burden. Energy costs (standing charges), council tax, water bills, etc. Who wants another 3 months of those costs in these times. You wouldn't - you'd just say no price reduction. The buyer has invested a couple of grand in solicitor fees spent to date, surveys etc. No one wants this deal to collapse over a few grand.

    The house is not lived in so a fence or anything else could fall. I would not be renegotiating. Some cheap fences can be flimsy to say the least and can blow away at any point. 
    Also bear in mind that renegotiating can trigger a re-evaluation of mortgage offer which in some instances can lead to an offer being declined. Banks change their lending criteria all the time. 
     Best to complete unless you are looking for an excuse to lose the house. 
    Initial mortgage bal £487.5k, current £258k, target £243,750(halfway!)
    Mortgage start date first week of July 2019,
    Mortgage term 23yrs(end of June 2042🙇🏽♀️), 
    Target is to pay it off in 10years(by 2030🥳).

    Try it, but don't be shocked if the vendor tells you to do one and puts the house back on the market. Up to you, really.

    Are you serious?

    I put a new fence up which did cost £3k but that was the very very top end and about 100ft. If the vendor has an expensive fence it wouldnt have come down. Sounds cheap so like for like if at all.

    PS no I would not renegotiate

    Point one - the vendor should be repairing it.

    Point 2 - you would have seen it on viewing so your fault not the vendor’s.
    This. The initial offer should have taken artex into consideration. I'm also surprised the guide rice didn't take in to consideration the condition.
