    Who knows? Realistically, no-one can advise you what tax might be due in 10 years time, because there are several known unknowns involved: 
    • how much the house may rise and fall in value, compared to its current value
    • what the rate of tax would be for CGT 
    • what the individual allowance for CGT might be 
    You need to get advice based on the best thing to do now, and if something changes and that turns out not to have been the best thing to do because things change, you shrug that off and remember that, lacking a crystal ball, you did what was right at the time.
