Hi all,
Can anyone answer a question for me on how rent prices are regulated, if they are to ensure a fair rent is being charged. Are LLs able to charge whatever they want and if they get it then one up for them or do they have to take into account the market value of the property? Say, for example, two identical 2-bed houses on same road and the house in a worse condition is asking for £75 p/m more than the other?
Just asking as we are currently renting and although our LL is lovely we are paying rent for our prop at the same rate as 3-bed semis/detacheds in the same area, plus the property is in need of maintenance and repairs which are not being done or I am being asked to sort out myself as I am here anyway.
Just wondered where I stood as tenancy ends April and need to decide whether would be best to move on.

I don't think rental prices are or can be regulated as we live in a free market economy.
If you think you are paying over the odds for a house in poor condition and rubbish landlord/agent to boot I think you know what you need to do in April!
