How should I prepare for my house valuation?

  • Make sure that the house is clean and tidy but don't spend money on decorating. If there are little minor jobs that need doing that will give a better impression of the house consider doing those.

    This is exactly what I did when I sold my house last year. Finished off all those little fiddly decorating jobs that I hadn't got around to so there was nothing that would catch the eye and spoil the initial impression. Then had a thorough de-clutter so the rooms felt more spacious.

    I asked all the estate agents we were interviewing whether we should have done anything else (there were a couple of really badly worn carpets that I'd wondered about replacing), but they all said to not bother as any buyer would rip them out whatever we put in.

    I returned three years later to the last house we sold. Before marketing I debated with my OH if we should  replace the tatty sitting room carpet and was told "No way!"
    Lo and behold, the tatty carpet was still there, along with vile anagypta wallpaper staunchly holding the plaster on in the bay window area....
    Hate to say it; she was right!

    The funny thing was we ended up selling to a buy-to-let investor and they let it immediately in exactly the condition we left it.
