Garage conversion

We're in the process of purchasing a property that has had a garage conversion in 2003 and at the same time, an internal wall was removed. We know that there are building regs for the conversion but we don't know if they included the internal wall done at the same time. Is there any way to find this out? Our homebuyers survey showed no suspected issues with the structure after the wall was removed.

    The headline of a BR application is what ends up on the certificate.  If you don't put a lot of detail, then not a lot is included. I try to include the things that a solicitor might be most likely to ask for, but that's from experience of selling houses and there isn't room to write much in at at all.

    You can only make assumptions.

    Poshie, I'd ask your solicitor to ask their solicitor to ask the vendor HOW this wall removal was done. Ie, what support (if needed) was used.
    If this work was done under their tenure, then there is no good reason I can think of why they wouldn't know; I'd treat a claim of ignorance with some caution (tho' it could be true).
    Anyhoo, isn't this what indemnity policies are for? :smile:

    Thinking about this, your vendor ask for the notes from their garage conversion. 

    You can't, as it isn't publicly available information.  

    As long as your vendor doesn't go asking specifically about knock throughs (risking the voiding of any indemnity policy), it would be fine.  They just get the garage conversion notes and have a little read.

    As long as your vendor doesn't go asking specifically about knock throughs (risking the voiding of any indemnity policy), it would be fine.  They just get the garage conversion notes and have a little read.
