When should I appoint a solicitor

I’ve just accepted an offer on my house but haven’t yet found one I want to buy. My estate agents for my sale are pushing me to appoint a solicitor now but I’m a bit reluctant as surely if my sale is dependant on the purchase of a new house then there’s no point at this stage.

Im mainly concerned as I had a buyer previously and started the solicitor process for the sale. It took me 3 months to find something to buy and be accepted on, then 2 weeks later my buyer pulled out as they felt the wait had been too long. I then had to pay the solicitors for the work done in regards to the sale to that point even though it had fallen through.

am I ok to tell my new buyer I don’t want to appoint a solicitor yet? 

Thanks and sorry if this is a silly question, I’ve purchased before but never sold and purchased so it’s new to me

    'Appoint'? Yes. Now.
    'Instruct'? (as in to start billable work). Later.
    The only potential issue is if you need a mortgage and haven't sorted that yet. You'll need a solicitor who is on the lender's panel.

    It does sound as if you are not completely ready to sell yet, as your first buyer moved on waiting too long.

    Is your buyer Ok to wait until you find somewhere suitable ? What sort of criteria are you looking for ?

    Yes appoint a solicitor, but ask them not to start any chargeable work until you have found a property to buy (bearing in mind that the vendor of the property you are buying may also then need to find somewhere etc).  Your solicitor can open a file and get your ID and AML checks passed before any legal work begins.  That will at least allay your buyer and the EA for a month or so.
