    Yes the pink area is just the flats. So how would a calculation be worked out to cover the works being done to the caretakers flat? and the garage that doesn't have a lease ? many thanks

    Trying to explain my query which may make more sense.
    One freehold that covers 36 flats and 33 garages both flat and garages have separate leases. The garages are two blocks of single storey, there is a “caretakers flat” (now used as a storage area) that is above 3 of the garages, and referred to in the flat lease is   “The landlord will at all times keep the boundary walls and fences of the building and the entrance hall staircases lifts passages and other common parts thereof and the common cisterns tanks water gas and electric pipes wires equipment ventilation plant and machinery of the building, the caretakers flat at the rear thereof and the forecourt grounds and drives thereof in good and substantial repair and condition"   

      I can’t find any reference to caretakers flat in garage lease, so is the above reference defining that external and internal structure of the caretakers flat? Works are being carried out on the garages and second storey, So what I want to establish is are the works to the second storey classed as the responsibility for all leaseholders rather than the garage leaseholders? 

    Where does the garage structure end and the caretakers flat start?
