Any advantage to having same Estate Agent/Solicitor as the seller and buyer?

Hi

If the Seller of my next house purchase and the Buyer of my house has the same Estate Agent as me, are there any advantages to this?

Secondly, is there an advantage for me to have the same Solicitor as the Seller?

    When me and my buyer had the same solicitor (by chance) one of us had to switch, not recommended at all, conflict of interest.

    That's still very much an issue, you shouldn't be using the same firm. Is Mr Smith of Bloggs & Co really going to tell you that he thinks Ms Jones of Bloggs & Co is trying to pull the wool over your eyes?

    Moreover, what's the advantage to you? There are thousands of other firms you could instruct other than the one which the other party is already using.

    Always thought there would be a conflict of interest, so I’d recommend using a different solicitor.

    I would definitely never use the recommended solicitor for a new build and it does make sense to use a separate firms this minimises errors creeping through (have known legal firms relish in point scoring over rivals).
    Estate Agents shouldn't be an issue as it does keep the flow of information moving along. Once you have a completed chain they become mediators to the sales.

    Estate agents? Not much difference either way.
    Solicitor? Never (let me repeat - NEVER) use the same solicitor, and preferably not the same firm of solicitors, as your seller (or buyer). You want total separation.
    And as TripleH says, don't use a solicitor recommended by anyone involved eg New Build Developer, estate agent, seller etc.

    When we sold our last house, our EA was the same as that for the top of the (5) chain.  Pure chance.  It worked well as it was completely in their interest to get everything done.

    I would go further and want a firm in another town. In small/medium towns, solicitors can be quite chummy with each other

  • We had a three party chain and all of us used the same estate agent. As it was a complete chain within one small, local estate agent it made things really really easy. They had extra motivation to get the chain over the finish line as soon as possible and it worked fantastically. I'd definitely recommend it.

    Solicitors is very different and a potential conflict of interest.
