    I had lots of delays and both solicitors seemed to blame each other for things they hadn't done. Seems to be the modus operandi.

    It would make life much easier if they could pick up the phone to each other but that's too difficult for them these days. They hide behind emails and a process of dealing with files in turn, so your response might have come in but they still have 60 files to look at before they get back to yours!

    Good point. It could actually be confusion as opposed to lies 🤔
    Honestly a quick phone call followed up by an email to confirm what was said would sort this in a day, but instead we spend weeks going over the same thing and waiting for replies.

    Solicitors really don't have the time to be phoning other solicitors, only to have to confirm in writing everything they have spoken about.  They cut out the 'middle man' by only putting what they want to say in writing, rather than spend additional time on the phone.

    Solicitors really don't have the time to be phoning other solicitors, only to have to confirm in writing everything they have spoken about.  They cut out the 'middle man' by only putting what they want to say in writing, rather than spend additional time on the phone.
    Normally I would agree and say email all the way, but at what time do you spend more time arguing over email than a call would take. 

    I prefer email but sometimes a quick call will explain a complicated issue much easier than a dozen emails will.

    Have you got the estate agent involved ? They should be able to get in touch with both sets of conveyancers (N.B. the majority donlt actually appear to be qualified solicitors these days) and find out from both sides what the state of play is.

    The problem is that unless phone calls are recorded, emails are a record of what has been agreed or said.
    Even if you agree over the phone, you still have to confirm in writing and sometimes you can get sidetracked between making a call and sending and email.
    Not making excuses but possible reasons for issues. Plus a lot of the mundane stuff can be done by trainees.

    Thanks. I have got the agent involved now as both solicitors are basically saying they are waiting for the other 🤦‍♀️ so hopefully that agent can get them moving or at least communicating correctly.
