Am I expecting too much from our solicitors

Hi

We sold our house in January and an offer was accepted on our purchase a week after.

We are using the same solicitor for our sale and purchase. Whenever I chase up the solicitors for an update (every 1-2 weeks) I get a copy and paste from our buyers solicitors saying that searches are not back yet and they are in the process of raising enquires.

No enquires have been raised now for almost a month.

We have had this same update for the past three weeks. Our solicitor replies that when they receive notice that the chain is ready to proceed they will inform us.

Is this usual? I would expect our solicitor to be contacting our buyers solicitors to find out specifically what the delays are etc.

Or maybe I’m expecting too much!

You know what the delays are - the buyers searches aren't back yet.
Even if your solicitor contacted them every day it wouldn't speed anything up.

The estate agent would tell you the sky is brown if it's what you wanted to hear.

The solicitor orders the searches and the searches are sent to the solicitor.  The EA is not party to this, so why do you think they know more than the solicitor?

Searches can also mean more enquiries are made and a lot of solicitors now like to raise their enquiries all in one go, rather than piece meal.  It is better time management for them.

I always wonder why people think they employ solicitors to "chase".  If only they had the time for it.

With all the "chasing" for documents, dealing with constant requests for "updates" from clients, estate agents, mortgage brokers and the like it's no wonder it takes so long to get any actual legal work done on the fifty or so files they have on the go really

You have to remember once the searches come back then the solicitor needs to review them, and send it to the buyer and then raise the enquiries. If they are busy it could have some time.
My buyer has had the searches back 2 weeks and no enquiries yet. A slow solicitor no doubt but you can't do a lot about that.
