Buying house in NG6 7FL or DE24 3BT

 Hi there,

I need your advice. I have offered two houses, one is in NG6 7FL and the other is in DE24 3BT. Both are accepted and detached homes. Grateful, for your thoughtful advice on which one of the areas will be better for a living?

    I would have said NG6 7FL would be slightly better. Nottingham is larger than Derby and has a broader economic base.

    Both have good access to the road networks. 
    The DE houses look much newer / nicer than the NG ones. 
    Most of the houses in that NG area are semi-detached, whereas most of the houses in the DE area are detached. You'd be buying one of the more expensive houses in an average area in NG, whereas you'd be buying a similar, but newer house in an nicer area in DE. I'd usually recommend the latter (never buy the best house on a street). 
    That NG area isn't one of the bad ones, so you shouldn't have a problem with crime etc. It is next to Bulwell, which hasn't got a great reputation. I don't know that Derby suburb well enough to be able to comment on that.  
    As the previous poster mentioned, Nottingham is bigger than Derby with more job opportunities. 
    Unless easy access to Nottingham is important, I think in this instance, the DE houses would be a better bet in a slightly nicer area (& that's from someone who lives in Nottingham :-) ). Even if access to Nottingham is important, the A50 / A453 are good roads, so you could get there easily - although not by public transport. 
  • They are a long way apart, where will you need to travel to? Children?  etc. etc.
    If you go down to the woods today you better not go alone.
  • Small world - I spent some time living on Wragley way! I enjoyed my time in Derby but I don't remember there being that many houses the other side of Stenson Road and it looks to be a very new estate. Personally I would say this is a better location - you're on the bus route into town, walking distance from Asda, you've got some great pubs (the Stenson Bubble is one of my favourite) and you're close to the countryside should this interest you. You're close to Sinfin which is probably a negative, but I would still go for this one.

    Do you need to commute to Derby or Nottingham for work?

  • The Nottingham property location is WAY too close to the motorway / industrial units for my liking - I think it'll be noisier but being Scottish I don't like noise :D

    I grew up on the very same estate in NG6 you've mentioned.  

    It's a very high crime area, and the local schools are awful.  Among the worst in the country at the time I went and I doubt much better since.  While bolwin1 thinks NG6 (Bulwell) isn't one of that "bad ones", I'd disagree.  It only compares favourably with absolutely awful areas like St. Anns and the Meadows.  

    A postcode search seems to indicate that street is presently a hotspot.  Might be due to the proximity of the bus stop.

    Nottingham is the nicer of the two cities and the transport links from Bulwell are quite good, but I'd never choose to live in that part of the city.   I'd certainly not raise children there.

    I can't say I know much about the Derbyshire postcode.
