Is there a website or any way of searching for residential properties for sale already with tenants?
Have seen the occasional one come up on rightmove but no way of searching for them.

Not the answer you are looking for but....
You are aware buying properties with tenants can be a minefield, result in new owner being unable to increase rent much or evict??
There are crooks and cheats flogging such things allegedly at "below market value", ripping off punters. Have caused real mayhem.

You will need a BTL mortgage if your going to become a Landlord.
Great time to start up a new business as a Landlord and build your BTL property empire.
You need 20/25 % deposit and lots of money for fees, legals and all the other costs associated with preparing a property for Rent.
If it's a run down hovel in need of a complete Rewire, New " A " rated heating, Insulation, Double glazing etcThen you need to move your Tenants out and provide alternative accommodation at your expense while you get their home ready to rent !
So EICR, EPC of C or better, GSC, Fit for habitation and now the Good Homes Standards ( what ever that will mean )0 -

Lots of them crop up in auctions (additional warning flags there though if you don't know what you're doing!).1

I sold mine on Rightmove - Tenant in situ and it was gone in a day. Maybe look at the cheaper end properties, 2 or 3 beds or flats or call the agents and ask if they have any, as you might find they have tenants in them, but the landlords are planning to evict them prior to the sale.0
