Indemnity Insurance (S) ?

We had four new windows installed in June 2016 just after we moved in, but did not get Fensa certs. We only realised that we should have done so when we had the rest replaced about two years later, so we do have the certs for them. 
We now want to move again, but have decided to get the roof replaced first. The roof guys are about to start work and have advised us to get a building reg sign off, saying that this will be cheaper than an indemnity policy for this specific job.
Given we will probably have to get one for the non-Fensa windows, would that also cover the roof, or is it just the windows? Or should we pay for the building reg sign off for the roof and expect to have to get an indemnity for the windows?

  • You will likely need one for the windows and the roof. A buyer would probably prefer building regs sign off for the roof than an indemnity policy.

    Not sure the windows ought to be of great concern to anyone - too old now for any enforcement action, and (generally) self-evident whether they comply with regs or not. As above, I would expect buyers to be more concerned about the roof.
