Letting property with asbestos

Can anyone point me in right direction.

Basically there must be some law about this. As long as it meets some criteria you can but what's the criteria and where can I find it.

    What kind of asbestos are you talking about, and is it in good condition, or obviously dangerous?

    Ceiling artex in living room. Will be doing survey but want to be prepared in case turns out to be asbestos. Obviously if can't let out then may pull the plug on the deal. Will have to do asbestos survey looking like to determine condition / risk
  • I can't say for definite for renting, but most older houses have ceiling artex with asbestos.
    I'd be shocked if our previous rental didn't.

    From what I remember about this stuff, it's fine as long as it's not disturbed.

    Obviously, if it starts flaking or gets wet, it would need to be dealt with by a properly trained professional and would cost a lot more.

    I know some folk have artex skimmed. If someone had done that, I'm not sure how you would know if it has artex underneath?

    There would be no significant risk to occupants if the asbestos is in artex-like material, in good condition, and if left undisturbed.

    You may need to clarify where in the country the property is located, but as far as I know there is no legal requirement in England for a prospective landlord to have artex-like ceilings tested for asbestos. I'm sure one of the folk who know letting law/regulations better than me can confirm/dispute that though.

    If Artex-like materials have been skimmed then a sample would have to be taken from beneath the skim - asbestos content cannot be detected through the skim.  A small piece of the ceiling has to be removed for testing.
