Look, just claim back the full deposit now. That forces the LL to get their act together. If they want to make a deduction, unless it is very minor, or you think it's totally justified, dispute it.
Meantime, get together the old inventory, the photos you took when you moved in and left and ask for a copy of the outgoing inventory.
Remember, the LL is entitled to the property back in the same condition as you received it, less fair wear and tear.
If the carpet was on the cheaper end, three years old and looks a bit older after another year, the LL may be entitled to nothing, or to up to a fifth of the cost of replacing it. A forgotten spice jar in a cupboard does not justify a £300 professional clean.If you've have not made a mistake, you've made nothing1 -
As per RAS, claim the deposit ASAP as it focuses the landlord to either refund all or produce evidence of any claim.Plus if they only lodge a claim against part of the deposit, any undisputed funds are released back to you.May you find your sister soon Helli.
