    Thanks all for your comments. Estate Agent has since rung to clarify, they initially misquoted the service charge and ground rent and have now provided a new, combined figure.

    As above - that's not helpful.

    You need to know what the ground rent is by itself, and whether it escalates. Then you can see whether the ground rent will be a problem for your mortgage lender.




  • Ground rent is important, not just the amount but the terms of if/when it increases and by how much.

    Plenty of threads on here about AST issues and doubling ground rents.

    We had a leasehold flat. We would always get one invoice for rent and one invoice for the service charge sent every 6 months at the same time in separate envelopes.
    We used to make a separate payment for each.
    Seems excessive, but we could demonstrate we had paid the ground rent with reference to bank statements if required. Our ground rent was about £30 (?) A year so could easily get missed.
    This way if the letting agent wasn't passing funds on, we at least could show we had met our obligations (we had copy invoices to back up the payments).
