Negotiating on a new build

We bought our first home many years ago and at the time all we wanted was stamp duty, integrated appliances, flooring and turf which was all accepted.
Since living there we have updated our kitchen and bathroom so would like some of the same features in the new house we have our eye on.
Is it better to have a long list of extras to ask for to be included in the price and pay my stamp duty myself or ask for the stamp duty to be included but pay for all the extras? I think they’ll cost a similar amount. I know the extras are often cheaper when sourced third party but we have 2 young children so wouldn’t want lots of work being done after we’ve moved in.

Are they struggling to sell the new builds? Are they likely to offer a reduction at all?
Financially, you'll probably be better off with a price reduction rather than the usually poor quality extras, but it depends on your needs. Either way, I doubt a 'long list of extras' will be included in the price.0 -
We have been told there is no negotiation on the price but they will consider incentives if we let them know what we want. I don’t know if they’re struggling to sell but the properties we are looking at have been on sale for a couple of months. It’s phase 1 of a 3 phase development so I think that’s why they don’t like to negotiate the price but will offer extras0
