Why do agents just waste time in emailing back and forth.
Sellers also need to be clear too.
Listing Lease Length, Service Charge and Ground Rent should be the norm, why bother inviting people round etc etc and then say it costs £5k extra a year to live here. Or worse still, pretend that you don't what the fees are. I mean, GET REAL and GET IN THE REAL WORLD

    Its sooo irritating. Like, do these charlatans not realise, people are actually leasehold intelligent these days and rarely suffer fools

    Well the seller then. I wouldn't even let the agent list it without putting the details. I want no time wasters, list everything or I will find another agent who will.

    I know it's frustrating, but many sellers honestly don't have a clue what they own. Many buy leasehold without understanding it too. I certainly wouldn't trust a seller to know.

    It's the solicitor's job.

    There was a scheme which failed where the seller had to have a property report done. Forget what it was called now. That prob gave more factual info. Wasn't popular though.

    Its really for you to make enquiries if it is particularly important to you.

    When we were buying, with the exception of the flat we were renting that we did consider buying, service charge (which is clearly the larger cost) was very much proportional to what you are getting... ok there was some variance as some leases the costs are shared equally between each unit and in other cases they are shared based on footprint instead but those with multiple lifts, a swimming pool and gym were universally higher than those with no lift, no facilities etc.

    Our rental was disproportionally high but that was due to lifts, windows and roofing all needing major work in the next few years and so they were trying to build up a war kitty (it was share of freehold so not a greedy freeholder)

    Home Reports work fine in Scotland - though probably more useful given they include a survey, which HIPs never did. Mind you, we don't have the leasehold nonsense in Scotland to start with.

    Because it's a massive turn off for most people, so they hope you will look at the other stuff and decide you like it first.

    Yes! This is so frustrating! Such a waste of time. It is ridiculous that they don’t have these information to share when putting properties for sale. They should find out beforehand especially very very basic information like floor space, leasehold length, ground rent and service charge. It’s like selling clothes online and not letting buyers know the size, colour and shipping fees.
