Hi 

Anyone have a house with asbestos in it that could share experiences? 

Seller only bought the property last year and the price agreed for my purchase now was 31k more. Seems to me that the reason why the seller got it so cheap was due to asbestos issue.

How much to take off the offer price accepted to account for asbestos issue to internal part of property? I wanted to get an idea or I could walk away. 

I have health condition with lungs so especially concerned.

    Nearly every house built before the early 200's will have asbestos - it was in floor tiles, kitchen sink, pipe lagging, chimney flues.

    What has your survey said ?

    Generally left untouched asbstos is not an issue.

    If no works can be done on parts of property or done only at great pain then that'll affect value.

    A textured coating has been applied to ceilings within the property. It is possible that this material may contain a small quantity of asbestos fibre:

    Materials were found which may contain asbestos. The material appears to be in a satisfactory condition as inspected and should provide little health risk if undisturbed. The material must not be worked or removed and specialist asbestos contractors should be used for any proposed work.

    Risk

    Based on the age of the property asbestos may be present. We recommend an asbestos survey is undertaken prior to any works or alterations.

Apparently most Artex contains a very small amount of asbestos, as little as 0.01 per cent, and poses no risk to health if left undisturbed. One estimate for removal I came across was £1500 per 20 sqm. The specialist removers wet it first to avoid any dust, dust being the dangerous part.

    Most of that isn't true.

    Some Artex (not most) contains some asbestos.  The amount can vary from zero to quite a lot.  The principal risk is from not knowing the asbestos content or fibre type without having it tested.

    The method of removal will vary depending on the type of surface it has been applied to.  Wetting isn't always used as it isn't particularly effective, especially if the surface has been painted.  Typically the goal will be to form a 'bubble' in which to work, with as much surface (except the one being worked on) covered with polythene.  Once the asbestos-containing material has been removed and any remaining dust vacuumed up, the polythene should be misted with water to contain any residual dust before the polythene is removed and bagged up for disposal.

    Just looking at posts on this issue and came across yours. Did you get this sorted or walk away?
    it would concern me that the seller was selling it after only moving in last year

    If you have a health issue with your lungs asbestos is bad news for you so it's for you to decide what's important, saving your money or saving your life

    It would me too, but not for the amount of potential asbestos stated in the quoted survey.

    Typical report, Could or May contain asbestos  Unless it’s tested it’s just guess work.
    90% is safe if it’s encapsulated, the problems start when you start the cut it, brake or saw it.
