    I would seriously consider offer 3, however it comes down to this: 

    are you okay with the added stress of a potential down valuation / mortgage issues? If so make sure you get the correct info about their LTV etc first. 

    If this stress is going to be too much for you and you can afford to take the cash offer, then I would still seriously consider it: bearing in mind a few days ago you said you’d be delighted with this amount. 

    Honestly I think the decision needs to be the one that you feel most comfortable with and screw what the Jones’ think :)

    Even it is is downvalued to £210k and the buyer wont make up the difference ,that's still £10k more than this other buyer is offered. Do not forget buyer 2 is in a chain.

    Unless you think its going to be downvalued lower than £200k, then I would consider option 3. If they are going with a non-high street lender then I would ask why and if its bad credit, would 100% choose option 2.

    230k offer has 10% deposit and said he has extra money to cater a down value. How much of a down value I don't know but can't have that much. Would I be cheeky and ask? 
    Another offer came in today fully cash offer 200k nothing to sell.

    Isn't it stressful when you get more than one offer! Number 2 is out the running now though it seems
  • You need to go to best and final, and take it from there. It's hard to make a decision when they trickle in like this. Ask your EA what they recommend. 

    The sound of the no-chain 200k cash offer is very tempting. They might go a bit higher if you go to best and final, or they might not. However, best and final is good for getting to the point so you can make an informed decision with everyone having put their cards on the table.

    I need to make a decision today deciding out of the 2 cash offers both 200k, happy to wait, both seem decent people. The one that I've got the gut feeling has the chain from cash buyer. Agent thinks both won't be any hassle. It coming down to picking out of a hat😂
