Search to protect a pending purchase?

Options
I completed my house purchase on 19 November 2021 and here we are 4 months later and my property is yet to be registered! I appreciate Land Registry have a backlog due to Covid and the Stamp Duty Holiday. However, my concern is that following signing up to the Land Registry property alert I have been notified that my conveyancer has only just (9th March)  lodged a search to protect a 'pending' purchase on my property..... 'pending'?.... I completed 4 months ago! The TP1 was executed on completion, and i would have thought that this form was would have been with Land Registry back in November! ! My conveyancer has said there is nothing to worry about, but I'm not convinced! At this rate the property is going to take forever (if ever) to be registered. If it helps at all the Title number is: WS11719. I believe a new title number will have to be created as it's a transfer of part. Thank you in anticipation for any help/advise forthcoming.

You'll probably get a quicker reply by posting on the dedicated Land Registry questions thread with your title number.

Thank you but I followed the link you sent me in your reply a week or so ago. I assumed my new message had been posted to the dedicated Land Registry Questions page.

Your solicitor needs to keep redoing the protective search when it expires until the registration completes. The priority search only lasts 30 days.

They’ve likely done it a few times already, but if you’ve only signed up with the property alert service recently, this might simply be the first time you’ve seen it happen.

If that’s the case, it isn’t anything to worry about. They’ll just need to keep doing it until your registration is completed at the Land Registry.

    Hope that helps.

Thank you BlondBoy :) I suppose my main concern is that Land Registry are as yet (March) in receipt of the executed TR1. I would have thought they should have received this back in November?!

Transfers of part can take well over a year to be registered.
