No man is worth crawling on this earth.
So much to read, so little time.0 -

I think a Jack n Jill would be a far better solution for many of the new houses but space use never quite seems to be a priority, maybe even lower than good energy efficiency.1 -
Thanks everyone, I need to view the house and have an offer accepted on it first but good to know there are options that could work! It'd be my 2 daughters on the top floor so not too worried about them hearing each other lol, I think it'd take them a while to get used to a jack and jill bathroom but after walking in on each other a few times they might!
so would it be like you'd have to go through the bathroom to enter the bedrooms? if so isn't that a problem if someone's using it when you want access? or do you mean like having a landing where you can access all the doors, in which case it isn't a jack and jill? sorry I'm having trouble visualising it.
I know the downstairs space is pretty small but it'd be ok for us, wish it was bigger but houses are expensive in the south west so you get what you can afford!
There is a parking space in front of the garage but you can fit 2 cars if you put one behind the other so I don't know if they count that as one or two spaces.
Any idea roughly how much I'd need to budget for the top floor alterations?0 -

Whether or not you have to provide the additional space will depend on those standards, and the attitude of the planning officers. However, as with the lack of space in other rooms, having only a garage space and the forecourt in front for parking would limit the attractiveness of the property as a 4-bed... unless there is also ample free on-street parking (which is a rare thing to find in most new-build developments).0 -
I'd never buy a house with a jack-and-jill bathroom. Partly from remembering what a jerk my sister could be when we were growing up - I just know that she would have constantly 'forgotten' to unlock the opposite door when she had finished.1

If you really want to split it I would do something like this.
I wouldn't do a Jack andJill because I always think that having 2 doors wastes space. It would also waste space in the bedrooms because you would have a door from the landing and a door to a bathroom. You would need a landing at the top of the stairs, so you might as well utilise that as the entrance to the bathroom.

Pocket (sliding) doors will also save a bit of floor space at the expense of slightly thicker walls (and cost more).

Treasure the moments that you have. Savour them for as long as you can for they will never come back again.1 -

Edit: it's also better for the "privacy" of your kids as you won't need to go into their rooms to access the bathroom for cleaning / loo roll replenishment etc.
The new bedrooms will be small though - especially once you've got a (single) bed in, and a wardrobe - do your kids have raised cabin beds (with desk/storage underneath) already?1 -
You don't give the dimensions of the master bedroom.
We have done a number of smart student houses with Jack and Jill bathrooms to give both bedrooms an ensuite !
Very popular with girls and I would not install a lock on the bathroom doors While only having 2 doors into the 2 bedrooms on the landing.0 -

This property has 4 bedrooms with Jack and Jill shower rooms to give you an idea of how you could plan the layout.
You could do a shower room directly off the landing and have 3 doors on the landing !0
