New build boundary dispute

Ah ok so it’s as I suggested in my post. Those plans do look like it might step onto your current garden a little, do you currently have anything there on your side of fence, a garden border with plants or patio? I think you have to accept the fence was only temporary and the builders should have been clearer on that when you were buying. Not sure there is much you can do.0

The first plan isn't too clever, has it been acdepted by Land Registry? The red line should be inside the line representing your boundary, as it isn't that's why there is confusion.
However it does show a step in as confirmed by the second plan.

This is a slightly better quality pic from the transfer plans with land registry thanks Ben

So that red line is a couple of meters wide at least then.
How could it be accurate to the scale that you're suggesting?0 -
My guess is it will step into your garden by about 4 inches. So that the fence that fills the gap will attach to the extreme right of your rear wall, and right on the corner of the garage. The overall effect I would expect therefore is a straight line along the inside of your fence and the garage wall.so in practical terms you will be no worse off than you are other than there will be a minimal overhang of the edge of the roof tiles. It is shown like that on the plans so it is what I would expect. The garage wall is in effect a party wall.0

We purchased a new build property in May 2021 which a fence was erected priority to moving in.
the developers have written to me advising the fence was only temporary and largely on their land and will be removing it soon (I’m aware they can do this as stated in the TP1 schedule)
Im concerned their intentions are to remove the fence in order to build their garage into my garden. I have attached the plan of boundary line.
My question is, can I find out the dimensions of the garage (I have asked the developers for this to no avail) and from the plans does it look like it will encroach my land? Many thanks
Ben
Look on the bright side, less fence to paint.0 -
Thanks all, although I believe (was tipped off) that they intend to take at least 20 inches of my garden hence my concern.0

A wall to play tennis against! I'd see it as a bonus!!
I can't see how it would encroach 20 inches in because that wouldn't make sense. Who tipped you off??Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
For context this is the letter I received from the developers Solictors. I have blanked out the developers details.
thanks
