Restriction and Land Registry Question

Can anyone advise I've just seen on the Land Registry board that it's taken 3 to 4 months to remove a restriction. I was hoping to do a transfer of equity from joint to single very soon and there are 2 restrictions pertaining to the other person that are to be paid to allow the transfer to happen . I'm now worried if the timescale to remove the restrictions from land registry is 3 to 4 months that's the length of time the whole transfer will take and the other party is getting impatient and wants this sorted soon .

I don't think this matters if it's all meant to happen simultaneously, only if you had a prior transaction still undergoing registration.1

Do you mean in the context of a restriction that was pending to go on the title deeds ? It says on land registry forum 3 to 4 months to remove so I'm maybe panicking a little as I don't want any undue delays because the other party being removed is a tad impatient now , so it shouldn't unduly cause a delay with the transfer .

But presumably the other party won't want the restrictions removed before you buy them out? So it all happens simultaneously - same as the discharge of a mortgage (you need that to sell the property, but the lender doesn't do it before they've been repaid, which you can only do by selling the property...so it all happens at the same time).2

It doesn’t waive the registration requirements/wider checks but if the restrictioner applies to withdraw them then the likelihood of further delays are diminished“Official Company Representative
