Conveyancing process

Hello 
In this minefield for FTBs could I just ask 
When all searches come back OK 
What is the next process a sellers solicitor does ?

    Enquiries.
    This can sometimes be the longest part of the process taking weeks/months.

    Can you give me a brief explanation of what "enquires" are ?  and why do they take so long ?

    Questions about the property and its title. Some are generic. Some are property specific. Some the vendor can only answer. Some the Solicitor can only answer.

    They can take so long because the seller either doesn't respond, doesn't give satisfactory responses or the responses given open a can of worms.

    Remember, the Solicitor is acting in your and the mortgage lenders (if applicable) best interests. Yes, the other side and estate agent (the sides that funnily have the most to gain from a sale) will come back and say they've responded, but it doesn't mean that the responses are satisfactory.

    I’m currently in this queries stage and my solicitor raised over 50 queries, some of them seem basic info/docs that the seller’s solicitor should have provided to begin with, some are items on the contract that are not clear or the solicitor think are unfair to me. Estate agent is on my back all the time threatening that the developer will pull out if it’s taking too long even though took the developer’s solicitor almost 2 weeks to respond to the first round of queries. 

    Honestly, we are dealing with the dodgiest estate agent who has no idea what’s going on, extremely pushy, giving inaccurate information, lie etc. I know their eyes all go green on commissions but for the love of god this one probably would shove a grandma out of the way if he sees cash. Makes the whole thing more painful than it already is. 

    Get a good, impartial and thorough solicitor who acts in your best interest.

    Estate agents would market a condemned building as a "Project" if it lead to a sale.

    Estate agent is most likely getting pushed by the developer to keep on the sale on track.
