Hi everyone we rented this house for three years. Handed keys back on 23rd Feb the day our tenancy ended. I've been chasing for my deposit since. The estate agent sent a check out email. Jesus, you should have seen the comments. As example there was a photo and comment about a finger print on the letter box 😂 last week got another email from agency with landlord comments. I'm furious with the comments mentioned. In particular his comments about my home baking business causing more than normal wear and tear in the kitchen. Baking 3 cakes a week does not cause damage to the floor, worktops, and sink as he is claiming! There were no burns or food colouring stains which is the only thing my business would have done. Anyway my question is how long should I have to wait for an answer regarding how much he's deducting? As I said it's been 21days since I've left. Isn't that a reasonable amount of time and he should have his 'quotes' by now?

    When did you apply to the relevant scheme to claim back your full deposit?
    I've always done this the same day that my tenancy has ended.

    Either party can initiate the claim, but if you wait for the LL to decide on any deductions they wish to attempt first then it will just add days/weeks/months to the process.

    The agent works for the landlord.  (Paid for by your money).

    To be a lettings agent in England requires no qualifications, no training, no criminal records check 

    Don't trust them!

    Nope. Do it yourself. The EA works for the LL, not you. Sympathies and hope you get your deposit back in full!

    No, the deposit scheme will inform the landlord/agents that you are claiming it back and give them a deadline to respond. If they don't, or agree to no deductions, then you would get your full deposit back. It will just hurry them along a bit.

    As said, goto the deposit scheme and claim your deposit back.
    Dis you take photos when you moved in / left?
    Did you sign a check in inventory when you moved in?
    When they raise their comments through the scheme, they will need to justify why they are making deductions.
