First time Landlord fees

Hi, 

I am a first time Landlord and have been given these fees from an estate agent. I was wondering if they were expensive before I sign anything.

    10.8 Do you intend to let the agent decide when and at what cost to do repairs? Carte Blanche?

    I would say those costs are normal for a fully managed service....
    .."It's everybody's fault but mine...."

    The letting agent that fully managed my rental certainly didn't charge for extending the existing tenancy or serving rent increase notices.  Once the agreed tenancy period had ended, it just automatically became a rolling tenancy.  Neither did they charge fees for arranging maintenance or repairs. I didn't get charged for the inventory (house was unfurnished) or postage fees.  I think you can source your own landlord insurance to include the Rent Guarantee, but don't really see why the letting agent wants to charge you to have it.  Surely if you lose your tenant, it is their job to find you another tenant.
