Possessory Title

I am in the process of purchasing a Freehold property - After Searches it shows the Driveway down the side of the property and land behind the property is Unregistered.

The Sellers have stated the next door Neighbour can use the Driveway to move their bins from back to the front of the property but that is all , it is not shared access. The House has been extended onto the land at the back which is also unregistered.

The Seller has applied for Adverse possession.

Can anyone tell me how long the Adverse Possession registration takes

Should I ask for a reduction in the price as I made my offer on the belief that the land was all registered/freehold.

Do the Neighbours have any claim?

    Ou vendors went through this 3 years ago as they did the first registration incorrectly(PA's) so not familiar with the property 

    LR wouldn't allow  correction so had to go down the adverse possession route. This applied to a small amount of back garden.

    Firstly the surveyors come out to survey the land , then a notice is sent to surrounding properties . In our case it was only one neighbour and their title was correct

    The notifications have 10 working days for anyone to come forward and object .  Once this has gone through the process then it is granted a possessory title which can be given absolute after  12 years 

    Our vendor had an indemnity policy drawn up which protected us from any future dispute which was fine 

    We already had a 20k reduction on price so just to get it over the line we didn't ask for anymore .

    Your conveyancer or whoever is dealing with the adverse possession can ask for it to be expedited if a sale is in progress waiting for this to go through, but the rest has time constraints which can't be changed
