  • I am intrigued with gazumping - if the buying process is progressing and hence being going on for some time, how does the new purchaser actually get to see the property? does the EA show them? have the vendors shown them round? did they look originally and have just decided to offer?
    Generally, it'll be 1 of 2 things - usually a previous viewer who has had something fallen through, or had a change of heart.
    Or they're simply buying blind. Desperation makes you do strange things.
    I personally would not touch someone buying blind.
    I had an offer on my house like this and I insisted they have a viewing - what happens otherwise is you accept the offer, the come to see if the next week and then pull out or revise the offer. Its risky and silly. I am also distrustful of those that offer in the house.

    The issue in a climbing market is the one without a property in progress gets priced out as the ones they are looking at go up while they have that fixed offer from earlier on the place they are selling.

    There will be a point where they realise they can't afford to move if they go into rented and it takes much longer to find somewhere.

    For those saying a surveyor will never value over the agreed price, they sometimes do.

    It's not common, but certainly happens. My partner's son's flat was valued well over what they paid. A couple of friends have also had theirs 'up-valued'.
