(New/Unheard of) New Build Developer - stay away?

We're on a mailing list with a local Estate Agents who we've viewed properties with in the past. I saw a new build property on Rightmove that ticks all the boxes and happens to be listed with that EA as the point of contact. If the houses haven't been built yet, there is no way on earth they'll be done by May! We bought a new build last year; when we reserved in December 2020 they'd done the brickwork halfway up the ground floor, and it took until July 2021 to complete and move in. I don't know if the Covid related supply chain issues have eased at all, but 6 weeks from foundations to completion is... wishful thinking. The only thing I can think is that it's supposed to be May 2023 for completion??
